Purchasing Coordinator - San Antonio

Reports to: Project Manager, Custom & BYOL

Locations: San Antonio and Houston

General Description

Daily Operations of Purchasing Department:

• Create initial Purchase Orders for construction starts; update and enter change orders as necessary throughout construction.

• Process EPO requests from the field in a timely manner to expedite the construction process.

• Research and resolve all problem invoices, with the goal to reduce problems by preemptively fixing takeoffs and training vendors to work within our system.

• Assist manager in analyzing changes in costs from month to month by keeping track of price increases, takeoff revisions, labor and soft cost changes.

Cost Establishment:

• Obtain labor bids/budgets from field and from vendors, enter data verify accuracy and maintain information.

• Obtain material takeoffs from the estimators and from vendors, enter data, verify accuracy and maintain information.

• Establish and maintain labor and material costs for all plan options and option catalog items.

• Coordinate cost establishment process between field and vendors to achieve the goals of having budgets entered and checked for accuracy within two weeks for plan revisions and four weeks for new plans.

Expected Results:

• Accurate material and labor budgets.

• Cost savings per project by reduction of waste.

• Positive communication through the construction process with external customers, vendors, and trades.

• Accurate and timely preparation of purchase orders.

Suppliers:

• Architects will provide accurate plans, notification of plan changes, and plans for customized request.

• Vendors will provide accurate takeoffs, of material quantities, and prices with appropriate effective and expiration dates.

• Builders and Construction Managers will provide takeoff changes, labor budget information and all necessary details for the creation of Purchase Orders and budgets.

• Operations will provide sales contracts, change orders and selections.

Customers:

• Builders and Construction Manager will receive accurate and timely starts, budgets, and reports.

• Regional Director of Purchasing will receive cost establishment on new plans and plan revisions in a timely manner with high accuracy and thorough self-checks.

• Vendors will receive accurate, timely and complete Purchase Orders, lead times, and payment.

• Accounts Payable will receive accurate Purchase Orders that match the vendors billing and with timely resolution of any problem invoices.

Work Experience and Attribute Requirements

Minimum 5 years in a business environment. Knowledge of home building processes and related materials. Proficiency in Typing, Excel, Word and Outlook. Demonstrated leadership ability. Self-starter with good analytical skills and attention to detail. Ability to communicate clearly. Positive outlook and friendly attitude. Willingness to go above and beyond in performing responsibilities and finding ways to improve operations. Potential to move into greater areas of responsibility. Prior Purchasing and/or Accounting experience is preferred. Experience with Builder systems/databases such as Brix/AS400 is preferred.

Education Requirements

Bachelor’s degree preferred. One year of construction/purchasing experience. Additional education and professional development courses are also desirable.

Builder- San Antonio or Austin

Reports to: Project Manager
Builder positions now open in all three divisions! Positions available in the San Antonio and Austin Greater Areas. 

General Description

  • Manages, coordinates, and motivates Subcontractors and Vendors to build high quality homes.
  • Supervises the construction effort to ensure home completion in accordance with design, budget, schedule, customer goals and company objectives. 
  • Schedules all aspects of the building process including material orders, installations, and job phases.  
  • Conducts on-site meetings with Subcontractors, Vendors, Buyers, and others as appropriate. 
  • Verifies layouts and materials.  Ensures Subcontractors and Vendors check requirements.  
  • Persistently follows-up on change orders/AWAs and other matters to complete the job correctly and on time. 
  • Recommends procedural improvements to the Project Manager and implements those approved.
  • Participates in pre-start, interim construction stage, and pre-close orientation meetings.  
  • Enforces compliance with all Subcontractor and Vendor contracts, Scopes of Work, Site Conditions, Job Rules and Safety Requirements.  
  • Responsible for organization and maintenance of the on-site field office to project a professional image (organized, clean, signage, etc.)  
  • Works harmoniously with the Construction, Sales, Buyers, Trades, Suppliers, Decorators, Office Staff, Inspectors, and others involved in each project. 
  • Walks houses and coordinates punch list completion in a timely manner within the project budget. 
  • Coordinates completion of assigned warranty items in a timely manner.  Learns from warranty issues and trends.  Recommends and implements approved procedures to reduce issues in the future.
  • Accurately completes paperwork and provides status reports as required. 
  • Manages, oversees, provides training and acts as a mentor to new superintendents. 
  • Continues education in OSHA and safety, means and methods, codes, management skills, new technology and products.  
  • Maintains model homes in accordance with Sitterle standards.

Work Experience and Attribute Requirements

Minimum of two to five years related building experience.  Knowledgeable in all aspects of construction including technology, products, equipment, methods, field engineering, materials, safety, and scheduling.  Outstanding interpersonal skills, attention to detail, ability to communicate with diverse group of individuals. Strong leadership, organizational and multi-tasking skills to direct construction and scheduling activities. Ability to motivate trades to do their very best.  Ability to learn quickly and to prioritize. Computer skills as required. Honest, self motivated, hard working, good negotiator.  Punctual and willing to work extra hours to get the job done.  Positive attitude and follow through.  Calm with Buyers.  Firm and fair with Trades.

Education Requirements

High School is required.  Trade or technical school. Bachelor’s degree is preferred.

Builder - Custom & BOYL
